Greenbriar of Citrus Hills BOD  Meeting November 1, 2022  

Board of Directors meeting was held on November 1, 2022 at the location of Villages Services, 2541 N Reston Terrace, Hernando FL 34442.

Call to Order:

The meeting was called to order on November 1, 2022 by Gerry Jones, President at 1:04p.m. A quorum was established with four (4) board members in attendance.

Board of Directors in Attendance:

Gerry Jones, President, Harvey Gerber, Vice President; Spiro Colivas, Treasurer; and Dave Wheeler, Secretary. Also others in attendance with Marge Lamb, Community Manager and homeowners from Greenbriar of Citrus Hills.

Proof of Notice:

Meeting signs were placed on all mail boxes throughout the complex at 11:00 a.m. Sunday, October 30th.

Adopt of Agenda:

A Motion was made by Gerry Jones, President to adopt the agenda, seconded by Harvey Gerber, Vice President, ALL IN FAVOR. 

OLD BUSINESS: There was no old business discussed at this meeting.

New Business:

A MOTION was made by Harvey Gerber, Vice President to waive interest charge on account number 0701A, seconded by Dave Wheeler, Secretary. ALL IN FAVOR. 

Discussion was made to hire Dave Wheeler, Secretary as a part-time maintenance person. The association received a legal opinion from their attorney to clearly announce to homeowners that he would abstain from any voting regarding the maintenance issues. A MOTION was made by Gerry Jones, President to hire Dave Wheeler, Secretary as part-time maintenance person, seconded by Spiro Colivas, Treasurer. ALL IN FAVOR. 

A MOTION was made by Gerry Jones, President to approve the insurance proposal and finance agreement, seconded by Dave Wheeler, Secretary. ALL IN FAVOR. Down payment will be 20% and the remaining amount will be financed at 5.5% 10 payments.

Discussion was had regarding the 2023 budget, numbers are not final as of yet. Waiting on information from Waste Management. Legal fees regarding 4 delinquent accounts.

Homeowners concerns: A few concerns that were mentioned, siding and painting of exterior of buildings. Sherwin Williams provided specifications with a 7 to 10 years warranty, to qualify painters. Building 16 drainage issue. Sprinker leaks as well as hose bids. Balconies in the rear of buildings.

Adjournment: With there being no other business, a Motion was made by Gerry Jones, President to adjourn the meeting at 2:10 P.M. The motion was seconded by Spiro Colivas, Treasurer. ALL IN FAVOR.
