Board of Directors Meeting Minutes Feb 22, 2022

TUESDAY – FEBRUARY 22, 2022 – 7:00 P.M.

Location: Tuscany on the Meadows, 350 E Norvell Bryant Hwy Hernando FL 34442

Call to Order:

Meeting called to order at 7:00 p.m. by the Treasurer, Spiro Colivas

Establish a Quorum:

A quorum was NOT established as only two (2) board members were in attendance: Harvey Gerber-Vice President, and Spiro Colivas-Treasurer.

The members present were informed of the personal situation that precluded our President, Gerry Jones, from being in attendance.

Diego Salgado-Secretary did not respond to meeting notice or attend.

Proof of Notice:

Notice of the closed meeting, as required by statute, was posted to the membership throughout the property more than 48 hours prior to the meeting and on the Greenbriar website.

Adjournment

As a quorum was not established, and with many unit owners in attendance, the meeting was converted to an “informational” session since no official business could be voted on from the posted agenda.

Focus and discussion which lasted over an hour with the unit owners included:

  • Treasurer summarizing the capital projects under contract as noted as part of the Association’s official mailing with the first notice for our Annual Meeting scheduled for April 26, 2022.
  • Re-roofing project is scheduled to begin on Blds. #1 and #2 on Monday, February 28th. Currently projecting to complete two buildings per week.
  • Informed unit owners of the notices to be posted at entrance to each unit in the respective buildings the Thursday before the re-roofing of their building would start the following Monday early morning.
  • Notices would direct all unit owners to move all cars/motorcycles/etc. out of the respective carports by 5 PM on Sunday as crew would be coming in the evening to begin taping off and marking areas before ripping off began early Monday morning of each week. And no cars allowed back in each carport until project completed at each building, weather permitting, would be at least five (5) days.
  • In attendance from of New Roots Construction a& Roofing were Mr. Andrew Chagnon, President and Owner, and Mr. Bill Hooper the Project Manager. Questions pertaining to the logistics and individual submission to install new solar tubes were addressed.
  • Treasurer stated two financial institutions had responded for the Association obtaining the loan to cover the difference between total in reserves and total in current capital projects to complete this year. Both had same interest rate and terms, but one of the two could provide the funds in 2-3 week time versus the other stating 60-90 days.
  • Treasurer thanks Andrew and his crew for doing the quick repairs to the roof of 270 E. Glassboro Ct, Unit 4A for less than half of other quotes. This will allow the roof from caving in as found lots of rot under the shingles and plywood till schedule will get to re-roofing entire building in the order set forth.  & Mrs. Webbers, owners of this unit, were present at this meeting and thanked him as well stating; he called beforehand and showed up on Monday at the time scheduled and then came and did a great job today (Tuesday, February 22nd), crew kept them informed and cleaned up everything.

It was noted that at least a half dozen owners present stated they did not receive the mailing from Village Services with the notice of annual meeting. Email addresses were provided to the Treasurer and a copy was sent to each that evening.
