Board of Directors Meeting
August 16, 2023
Board of Directors meeting was held on August 16, 2023 at the location of Villages Services, 2541 N Reston Terrace, Hernando FL 34442.
Call to Order:
The meeting was called to order on August 16, 2023 by Gerry Jones, President at 7:07p.m. A quorum was established with four (4) board members in attendance.
Board of Directors in Attendance:
Gerry Jones, President, Harvey Gerber, Vice President; Dave Wheeler, Secretary and Skeet Shyner, Director. Also others in attendance with Geri Bond, Community Manager and 15 homeowners from Greenbriar of Citrus Hills.
Proof of Notice:
Meeting signs were placed on all four corners of the complex and placed on the pool area.
Adopt of Agenda:
A Motion was made by Harvey Gerber, Vice President to adopt the amended agenda as follow: Under new business to be added Personnel hours to work, posting of all notices for the associations, garbage issues, Dave Wheeler accepting the treasurer position on the board, seconded by Dave Wheeler, Secretary. ALL IN FAVOR.
Approval of Minutes: A MOTION was made by Gerry Jones, President to approve the following minutes as presented for the July 19, 2023 meeting, seconded by Harvey Gerber, Vice President. ALL IN FAVOR.
OLD BUSINESS:
The discussion of the special assessment took place regarding the amount and how this special assessment was going to be paid. This is for the replacement of the well tank. A Motion was made by Gerry Jones, President to proceed to send out the special assessment notification to all homeowners, seconded by Harvey Gerber, Vice President. ALL IN FAVOR.
Discussion was made in regards to all the current leaks:
Unit 303 E Hartford 1A: Experienced a leak from upstairs. This was determined that the upstairs unit was responsible for any damages occurring in the downstairs unit. Upstairs unit will receive an invoice from the association to reimburse any expenses paid for this leak.
195 E Hartford 7A: Experienced a leak from the attic area. This unit is upstairs. Plumber investigated and it was a pipe belonging the association that had a leak. Suncoast plumbing fixed the leak and now awaiting for the drywall to be replaced in the kitchen area.
115 E Hartford 4A: Leak was discovered by caretaker of the unit. On 7/14/23 Leak Detection was hired by the downstairs unit to see where the leak was coming from. Report stated upstairs unit back flow failed to turn off unit. Several emails and conversation took place with the unit owner. The unit owner hired Service Master to complete the mold issue and treating the area when it was needed.
New Business:
A Motion was made by Gerry Jones, President to accept the financial statements as presented for the month of July 2023, seconded by Skeet Shyner, Director. ALL IN FAVOR.
Discussion was made in regards to the maintenance crew, currently they are all grounds Tuesday and Friday for trash removal and any other projects at hand. Giovanni is available by phone for any questions that might need to be answered by him. The crew does work a third day of the week depending on their supplies and project. Most of the time Giovanni and Jeff work together on all irrigation issues or leaks.
A MOTION was made by Gerry Jones, President to approve the posting of all meetings at the 4 corners and the pool area, seconded by Dave Wheeler. ALL IN FAVOR.
A MOTION was made by Harvey Gerber, Vice President to appoint Dave Wheeler to the Treasurer position, seconded by Gerry Jones, President. ALL IN FAVOR.
Discussion was made in regards to the gates being left open at the dumpster. Due to the illegal dumping of items that are not permitted in the dumpster the gates will be locked on the days when there is no garbage pickup.

A MOTION was made by Skeet Shyner, Director to adjourn the meeting at 8:32 p.m. with no further business to conduct, seconded by Harvey Gerber, Vice President. ALL IN FAVOR.
