January 24, 2022
Board of Directors meeting was held on January 24, 2022 at the location of Tuscany on the Meadow, 350 E Norvell Bryant Hwy, Hernando FL 34442.
Call to Order:
The meeting was called to order on January 24, 2022 by Gerry Jones at 7:00 p.m. A quorum was established with three (3) board members in attendance.
Board of Directors in Attendance:
Gerry Jones, President; Harvey Gerber, Vice President; Spiro Colivas, Treasurer; and Diego Salgado, absent. Also others in attendance with Geri Bond, Community Manager and homeowners from Greenbriar of Citrus Hills.
Proof of Notice:
Meeting signs were placed on all mail boxes throughout the complex at 6:00 p.m. Friday, January 21, 2022.
Adopt of Agenda:
A Motion was made by Spiro Colivas, Treasurer to adopt agenda as written and seconded by Harvey Gerber, Vice President. ALL IN FAVOR.
OLD BUSINESS:
Update on replacement of Generator: Diesel Generator (CAT) well plant on or about January 27th to be installed transfer switch. Approximate date of installation February sometime. Gaudette Electric was discussed at last meeting and locked in for work. Gaudette has key to start the rewiring. CDWI Todd will also be involved in the work.
New Business:
Bib proposals submitted for re-roofing project. Boulerice Roofing, Curry Roofing, Certified Roofing and New Roots Constructions as well. Spiro Colivas went through the specifications of all bids, was well as all the gutter replacement which will be handled at the same time of the roofing project.
A MOTION was made by Spiro Colivas, Treasurer to accept the roofing and gutter bids, to lock in the supplier pricing to re-roof all the buildings from New Roots Construction, project will start before the end of the month, seconded by Harvey Gerber, Vice President. ALL IN FAVOR.
A MOTION was made by Spiro Colivas, Treasurer to secure a loan through Capital City Bank, approximately $450,000
to fund the shortfall in Reserves, seconded by Harvey Gerber, Vice President. ALL IN FAVOR. The payment for this loan will be paid through the Reserves Fund from the roofing.
Adjournment: With there being no other business, a Motion was made by Spiro Colivas, Treasurer to adjourn the meeting at 8:16 P.M. The motion was seconded by Harvey Gerber, Vice President. ALL IN FAVOR.
