Greenbriar of Citrus Hills BOD Meeting October 5, 2022

Board of Directors meeting was held on October 5, 2022 at the location of Villages Services, 2541 N Reston Terrace, Hernando FL 34442.

Call to Order:

The meeting was called to order on October 5, 2022 by Gerry Jones, President at 7:00 p.m. A quorum was established with four (4) board members in attendance.

Board of Directors in Attendance:

Gerry Jones, President, Harvey Gerber, Vice President; Spiro Colivas, Treasurer; and Dave Wheeler, Secretary. Also others in attendance with Geri Bond, Community Manager and homeowners from Greenbriar of Citrus Hills.

Proof of Notice:

Meeting signs were placed on all mail boxes throughout the complex at 4:15 p.m. Sunday, October 2nd.

Adopt of Agenda:

A Motion was made by Spiro Colivas, Treasurer to adopt the agenda, seconded by Dave Wheeler, Secretary, ALL IN FAVOR. 

OLD BUSINESS: There was no old business discussed at this meeting.

Before review and approval of the insurance proposal Gerry Jones, President handed the meeting over to Spiro Colivas, Treasurer to review and answer any questions from the homeowners.

New Business:

Review and approval for Insurance 2022-2023. Spiro Colivas, Treasurer recapped the coverage of the insurance. Current agent having difficult binding new insurance due to the current weather condition Hurricane Ian. Would be approximately two week to underwrite the insurance. Issues were with heavy claims filed by previous Board of Directors. Special Risk last resort “Citizen”. Insurance proposal came in at $250,359.37.

A MOTION was made by Spiro Colivas, Treasurer to accept the insurance quote with a large down payment and finance the remaining cost, seconded by Gerry Jones, President, ALL IN FAVOR. Discussion was made by Dan Ford, homeowner that he stated that the appraisal on the complex was under insured. Spiro Colivas, Treasurer informed all present that completed appraisal values for all buildings is still accepted by Insurance company and we have replacement value and not appraised value insurance in place. So the association is not at risk of underinsurance for major less.

Discussion was made in regards to changing the dates of trash pickup. Currently trash is picked up on Monday, Wednesday and Friday. The board would like to change trash pickup to Tuesday and Friday. Reason due to having one full time maintenance person and the manpower it takes for 3 days a week pickup. The dumpster gates will be open for any homeowner to dump their trash Monday – Friday 8:30-3:00.

A Motion was made by Spiro Colivas, Treasurer to change the trash pickup dates to Tuesday and Friday, which will start November 1st, seconded by Gerry Jones, President, ALL IN FAVOR. 

Adjournment: With there being no other business, a Motion was made by Gerry Jones, President to adjourn the meeting at 8:03 P.M. The motion was seconded by Spiro Colivas, Treasurer. ALL IN FAVOR.
