Greenbriar of Citrus Hills BOD Meeting April 12, 2022
Board of Directors meeting was held on April 12, 2022 at the location of Villages Services, 2541 N Reston Terrace, Hernando FL 34442.
Call to Order:
The meeting was called to order on April 12, 2022 by Gerry Jones at 7:00p.m. A quorum was established with three (3) board members in attendance.
Board of Directors in Attendance:
Gerry Jones, President; Harvey Gerber, Vice President; Spiro Colivas, Treasurer; and Diego Salgado, absent. Also others in attendance with Geri Bond, Community Manager and homeowners from Greenbriar of Citrus Hills.
Proof of Notice:
Meeting signs were placed on all mail boxes throughout the complex at 4:00 p.m. Saturday, April 9th.
Adopt of Agenda:
A Motion was made by Spiro Colivas, Treasurer to adopt agenda as amended. To add under New Business letter d. Property Management. The motion was seconded by Harvey Gerber, Vice President, ALL IN FAVOR.
OLD BUSINESS:
Unit 175 E Hartford 7A: Resident submitted paperwork to install glass windows on lanai. There will be no color and frame change. A Motion was made by Spiro Colivas, Treasurer to approve request as submitted, seconded by Harvey Gerber, Vice President, ALL IN FAVOR.
Update on Roofing Project: As the roofing project continues the company New Roots Construction anticipate the roofs to be completed by April 22nd.
Pool Security – pool camera: Discussion was made to purchase 3 Arlo Camera with cellular service and solar power for each unit. They will be mounted on 4×4 posted to monitor the pool area.
Drainage work in process and retaining wall: Project was started behind Building 16 for drainage and erosion due to the flow of water coming down the hill from Hartford Street. Retaining wall was constructed behind Building 16 and gravel pathway was built and repaired for the flow of water. The water flow from Hartford Street down the grassy hills is a large amount of water, need to slow it down before hitting the pathway for the water to flow currently. Working with the vendors for the best way to correct this issue.
New Business:
Fencing for Maintenance/Waste Water Treatment: Received notice from the FL DEP that the area behind the dumpsters required to be fenced in. Due to having this area available to the homeowners to dump their garbage during business hours, this was to prevent any children getting into the maintenance yard.
Roofing of Maintenance Building: Discussion was made to have New Roots Construction give the Association a price to re-roof the maintenance office. Waiting on bid.
Adjournment: With there being no other business, a Motion was made by Spiro Colivas, Treasurer to adjourn the meeting at 7:45 P.M. The motion was seconded by Harvey Gerber, Vice President, ALL IN FAVOR.
