Greenbriar of Citrus Hills BOD Meeting March 9, 2022
Board of Directors meeting was held on March 9, 2022 at the location of Tuscany on the Meadow, 350 E Norvell Bryant Hwy, Hernando FL 34442.
Call to Order:
The meeting was called to order on March 9, 2022 by Gerry Jones at 7:03 p.m. A quorum was established with three (3) board members in attendance.
Board of Directors in Attendance:
Gerry Jones, President; Harvey Gerber, Vice President; Spiro Colivas, Treasurer; and Diego Salgado, absent. Also others in attendance with Geri Bond, Community Manager and homeowners from Greenbriar of Citrus Hills.
Proof of Notice:
Meeting signs were placed on all mail boxes throughout the complex at 6:00 p.m. Monday, March 7th.
Adopt of Agenda:
A Motion was made by Gerry Jones, President to adopt agenda as amended. To add Employee Guideline for approval. The motion was seconded by Spiro Colivas, Treasurer, ALL IN FAVOR.
OLD BUSINESS:
Unit 333 E Hartford St SA: Resident submitted paperwork to relocate AC unit. After much research and meeting with AC Contractor, Motion was made by Spiro Colivas, Treasurer to approved relocation and seconded by Harvey Gerber, Vice President, ALL IN FAVOR.
Unit 240 E Glassboro 1A: Install rocks and pavers as submitted. A Motion was made by Spiro Colivas, Treasurer and
seconded by Harvey Gerber, Vice President, ALL IN FAVOR.
Update on Roofing & Capital City Loan: Building 1- 6 have been completed, as well as pool house. Capital City Loan 4.45% fixed 5 years. Commercial loan, $2,100 doc stamp fees, wrote off a lot of fees for the association. Selected Capital City due to low interest and quickest access to funds for roof project.
New Business:
Pool Security: Discussion on Solar sensor lights for pool area. Research the possibility of purchasing solar operating cellular cameras for pool area. Contacted Citrus County Sheriff to sign an Agreement to be called to complex when there are issues at the pool.
Employee Guideline: Discussion and review was made of the Employee Guidelines. A Motion was made by Spiro Colivas, Treasurer to approve and have each employee sign one for their files, seconded by Gerry Jones, President. ALL IN FAVOR. Fining Committee: Before adjournment the residents attending were asked if anyone wanted to volunteer for the Fining Committee. Three volunteers stepped up: Colleen McHugh, Thomas Carey and Stanley Shyner. Thank you for volunterring.
Adjournment: With there being no other business, a Motion was made by Gerry Jones, President to adjourn the meeting at 7:57 P.M. The motion was seconded by Spiro Colivas, Treasurer, ALL IN FAVOR.
